The Strand at the Headlands is Orange County last beach front community and undeveloped beach property in all of Southern California. Development of the Headlands was the most controversial and contested issue that Dana Point has faced. Part of that was the promise to keep beach access for the community at large, which is in step with California law.The community is divided in two neighborhoods, which each have their own private gate guard entrance: North Strand and South Strand. North Strand Homes
North Strand Homes are located north of the Headlands of Dana Point promontory and famous landmark, right above Strand beach and consist of 70 custom homes and lots, with 26 of them being in the front row ( average lot size for the front row is
10,000 sq feet). The private Beach Club is located within this neighborhood. The lots elevation average is of 20-90 feet above Strand Beach, and the views are phenomenal. White water, ocean views, Catalina, and even dolphins and whales can be seen from these homes. There's public parking and access to Strand Beach above this neighborhood, and eventhough the community has private pedestrian and access to Strand Beach, residents here also benefit from the newly funicular at the north end of the parking lot and a flagpole ( Memorial Plaza) at the south. From the parking lot, there's a paved path running along the top of the bluff with mosaic sea creatures beautifully integrated into the path. And right at the front row, there's a boardwalk that goes along the beachfront, and connects the north end of Strands with the private accesses to the neigborhood and the winding ramp on the south side of Strands.The streets in the North Strand neighborhood will include Strand Beach Drive, White Water Drive, Beachview Avenue, and Ocean Front Lane. The guard gate is accesible from Selva Road.
South Strand Homes
South Strand Homes are located a top the Headlands of Dana Point promontory and consist of 48 custom homes and lots. Residents enjoy direct beach access through the neighborhood that accomodate private golf carts. The average elevation for the lots here is 160-230 feet above Strand Beach. Homes here will be designed to be single story homes and to encourage outdoor activities, facing northwest to allow spectacular ocean views. The streets in the South Strand neighborhood will include Shoreline Drive, Coral Cove Way, Seabreeze Terrace, and Pacific Ridge Place. The gated entrance to this neighborhood is located right on Pacific Coast Highway, just north of Green Bay.
For both neighborhoods at the Strand, the homeowners association fees currently are of about $800 per month.
